Campbell Consulting provides Owners and Fund Managers of commercial and industrial investment property portfolios with independent Tenant Surveys to measure and benchmark the performance of Property Management and Building services. The surveys are designed to assist Property Owners and Fund Managers, as well as their Property Managers, to better understand their tenants' requirements and expectations.

Surveys are undertaken in both mail-out and face-to-face formats. The latter may be more appropriate when dealing with larger tenants, or where a more personalised delivery of questioning is required.

Our Tenant Survey measures key areas including such as:

  • Quality of management services;
  • Responsiveness and follow through of building staff;
  • Quality of leasing services;
  • Presentation and condition of the building;
  • Building services performance;
  • Tenant relations, and
  • Renewal intention.

On completion, the results are analysed and a Benchmark Report produced for each property.

All Survey responses are recorded in our database. As at June 2008 Campbell Consulting had conducted more than 500 building surveys across Australia, primarily for institutional owners and superannuation funds. This quantum of surveys has allowed us to develop a series of benchmarks to allow a comparison to be drawn between each building's performance and similar buildings in our database.

In addition to this information, our report also:

  • Provides highlights in property performance;
  • Identifies areas where there is potential for improvement, and
  • Identifies areas of unsatisfactory performance.

For clients holding multiple properties in their portfolios, Campbell Consulting produces a range of reports that allow greater insight for Owners at the portfolio level. Detailed below are some of the reports we provide.

  • In our standard Portfolio Report, the summation of the results of a number of individual properties is compared against Campbell Consulting's National Benchmark Average to measure overall performance against industry peers. This report can be enhanced diagrammatically by comparing Portfolio Performance directly against other client portfolios (the details of the latter remain confidential);
  • Individual Property Performance can be compared to Portfolio Performance to highlight under-performing properties. Owners can then take appropriate action to rectify the areas of under-performance;
  • Portfolio Performance can be sorted by Managing Agent, which can assist the Owner in identifying the better performing Managing Agents within their portfolio, and
  • To assist Owners with their environmental responsibilities and objectives, Campbell Consulting can report by portfolio on the effectiveness of building recycling programs, the importance of the Australian Building Greenhouse Rating (ABGR) scheme in leasing decisions, and tenants' attitudes to other environmental issues.

The object of the Survey is to provide Property Owners and Fund Managers with a comparative analysis of a range of key issues affecting property performance. In turn, the findings can be used to establish key performance indicators for staff, Property Management teams and/or contractors; and form the basis for continual improvement programs.
